10 Ballarat Street by Hines is a new Build-to-Rent community in the heart of Brunswick in Melbourne.  The development is designed to offer future residents the advantage of convenient access to public transportation, retail and entertainment amenities, and community-vibe living, all within a more residential and greener pocket of Melbourne.

The development will comprise 247 units, ranging from studio to 3-bedroom layouts and over 1,000 square meters of shared building amenities, two retail spaces and appealing outdoor spaces to encourage active, healthy, and social lifestyles amongst its inhabitants.

A key architectural element is the exposed services in the apartments, including exposed metal ducts and track lights. This has been a challenge as the services need to operate seamlessly yet be neatly and carefully run to maintain the Architectural aesthetic. There are also exposed services in the open corridor walkways, which is uncommon in Living developments but lends itself perfectly to the Melbourne urban vibe.

One of the solutions the ADP team is delivering is a centralised air-cooled VRF, to meet the Better Apartment Design Standards, which defines the minimum amount of floor area on a balcony. With the services plant deducting usable floor area from the calculation, our team centralised the air conditioning plant on the roof to eliminate plant on resident balconies and meet balcony requirements.

As well as providing tenants with high bike parking ratio and excellent on-site biodiversity through landscaping and native species selection, other sustainability initiatives include formal Green Star V1.3 – 5 Star and a WELL Gold Rating and a minimum 7-Star NATHERS rating.
