An exemplar mixed-use community, retail and residential destination, Mirvac’s first Victorian Build-to-Rent (BTR) development integrates sustainability, health and modern design with the legacy of the Vic Market and Melbourne’s famous laneway culture.

The $355 million development is adjacent to the iconic market, and intersperses residential and retail spaces within a striking, 39-storey tower.

The City of Melbourne purchased the site to protect the market from inappropriate development and prevent a supermarket or large chain stores from being built in direct competition with the fresh food offerings of Queen Victoria Market.

ADP Consulting provided the engineering design for Stage 2 of the project, comprising 490 residential apartments, a 110-room hotel and seven retail/dining premises on the ground level.

Our team was instrumental in helping Mirvac reach their sustainability targets, which included an ambitious 8.1 Star NatHERS rating across the development.

The project has also achieved a 5 Star Green Star Design & As Built rating.

The tower was completed in late November 2022 and is now home to more than 3,300 people.
