Indi Footscray at 3 McNab Avenue stands as Investa and Oxford Properties’ flagship Victorian Build-to-Rent development and one of the most significant residential projects to emerge in Melbourne in recent years. Designed by SJB Architects, the development delivers 702 apartments across three towers, a low-rise podium, and an eastern building centred around a mature Moreton Bay Fig tree.

ADP Consulting provided Sustainability and Acoustic consulting across the project, alongside a Services peer review, playing a key role in shaping the environmental performance of the development. The sustainability strategy positions Indi Footscray as an early adopter of the Green Star Buildings rating tool, with the project having already achieved a 5-star Designed Rating and a Certified rating to follow.

The environmental credentials of the project reflect a rigorous approach to sustainable design. A 40% reduction in upfront carbon was achieved alongside a 7.8-star average NatHERS rating, with no individual apartment falling below 6.5 stars – a strong result that speaks to the quality of the building fabric and the discipline of the design process.

The acoustic scope presented its own set of challenges, with the project delivering high-performance acoustic outcomes across facades, floors, and walls to meet the expectations of a premium residential environment. Particular attention was given to the amenity spaces, including a slab-isolated half basketball court with acoustic separation – a technically complex outcome that reflects the standard of engineering applied throughout.

Indi Footscray sets a new benchmark for Build-to-Rent in Victoria, and ADP Consulting is proud to have contributed to a project that raises the bar for residential sustainability and acoustic performance.
