South Melbourne’s Eastern Road is now home to Eleven Eastern, a premium office building redefining the city fringe experience in Australia’s second largest and fastest-growing state.

Designed by Rotheloweman Architects, the building comprises three distinct, stacked volumes that gently turn and flare to face different aspects of the city. The striking commercial development delivers exceptional quality in both functionality and occupant well-being.

The ground floor features a vibrant restaurant and bar, a casual business lounge, and a stunning spiral staircase leading up to the mezzanine tenancy. The space also includes a wellness hub, bike repair centre and comprehensive end of trip facilities.

Eleven Eastern’s ten office floors collectively span more than 16,000sqm, providing 360-degree panoramic views encompassing the city skyline, Albert Park, and Port Phillip Bay, enhanced by four expansive terraces and generous parking across four basement levels.

ADP Consulting was engaged by the client to deliver a Property Council of Australia (PCA) Grade A (non CBD located) rating on the project, indicating a top-tier commercial build with excellent facilities, a modern design and efficient layout.

Our team were also engaged to target a number of key sustainability certifications including 5 Star Green Star Design & As-Built v1.3 Certification, 5 Star Base Building NABERS Energy Rating (Design) and WELL Building Standard V2 Pilot- Gold Certification.
