ADP Consulting’s new Melbourne home
Located near the old Bennetts Lane Jazz Club, 17 Bennetts Lane is one of Melbourne’s most exciting new buildings.
Inspired by the international concept of a ‘vertical village’, the ground and first floors of the building are home to a diverse array of retail, food and beverage tenancies, while the nineteen floors above provide 12,000sqm of commercial office spaces ranging from 150sqm to 1,300sqm, each with private outdoor terraces.

The building is the new home of ADP Consulting Melbourne, with the business moving into Levels 7, 8 and 9 in January 2026 to accommodate its growing, multidisciplinary team.
With more than 130sqm of street frontage, the building spills onto a revitalised, vibrant laneway for a seamless shift from work to play. The informal ethos and design of the building encourages the organic connection and flow of people between leading retailers, wellness facilities and unparalleled co-working spaces.
First-class end-of-trip facilities and streamlined tenancy access (enabled through innovative smart building technology) truly make this one of Melbourne’s most sought-after developments.
A key challenge for ADP Consulting’s engineering team was the reticulation of services due to the narrow width of the site and the location of the central core. Another challenging aspect was the very small plant area at the roof level due to the terraced building form, a problem solved by our team through the use of a double-height plant space.


In collaboration with architect fjcstudio, our sustainability team designed the building with occupant wellbeing front-of-mind, incorporating healthy finishes to improve indoor environment quality where possible. Other sustainability initiatives include a high-performance façade and an energy-efficient water system.
The project is a pilot for WELL Platinum v2, and is targeting both a 5 Star Green Star Fitouts Rating and a 5 Star NABERS Energy rating.
Interestingly, the development made the news in 2022, when archaeologists discovered a treasure trove of artefacts buried underneath the site and remnants of two bluestone pre-gold rush era cottages built in the 1840s.
